An informed and objective approach to buying property.
Together we'll create a comprehensive buyer's brief, helping us to understand your ideal location, budget, property type, size, and other essential requirements. This serves as our roadmap, so we can narrow down the search and focus on properties that best meet your needs.
Next, we begin to identify and shortlist properties. In addition to searching current litings, we also tap into a range of property databases and agent networks to identify pre-market listings and off-market opportunities.
Our goal is to present a curated selection of properties that best match your criteria, streamlining the decision-making process and saving you valuable time.
For each shortlisted property, we’ll arrange a private inspection, attending with you or on your behalf if you're unable to attend.
During the inspection we'll carefully assess the property's condition, value and potential, providing expert advice to help you make an informed decision.
We thoroughly investigate each property you're considering making an offer on. This typically includes:
organising a building and pest inspection
making enquiries with council to identify any illegal building works on the property
undertaking searches to identify any unregistered water and sewerage infrastructure
obtaining information regarding flood levels, bushfire hazards and landslide hazards
identifying any planned, large-scale developments in the nearby area
reviewing body corporate records, if applicable.
Third-party inspection and search fees are passed on at cost. We'll always confirm with you first, before incurring any fees.
When you're ready to make an offer, we'll negotiate the price, settlement terms and any other conditions necessary to protect your interests.
If the property is being sold at auction, we'll bid on your behalf, minimising the stress and risks involved in the bidding process. In some cases, we can secure the property before auction or negotiate different terms and conditions that will apply if you're the successful bidder.
Leading up to settlement, we'll liase with all of the parties (including lawyers/conveyancers, lenders and agents) to ensure all the legal and financial requirements of the sale are met within the timeframes stipulated in the contract.
Shortly before settlement day, we'll conduct a pre-settlement inspection to verify that the property is in reasonably the same condition as when the contract was signed, that any agreed repairs have been completed, and that any included items remain with the property.
We don't handle the conveyance, but can refer you to lawyers/conveyancers that specialise in this.
